Father’s Day Project 2015

I love home made gifts, but sometimes when it comes to making things for dads it becomes difficult to think of something that you can make and he will be able to use.  I also like to incorporate hand or foot prints as often as possible as I think it helps to cement their stage and age well.  Sometimes when you are creating something for dad its difficult to think of ideas that are sentimental yet “manly”.  This year I think I was able to hit the nail on the head.

To get some inspiration I went to AC Moore and walked around.  It didn’t take long before I saw a display with paintable mugs and knew that’s what I would do.  I know what you are thinking, not so original, but its what we ended up putting on them that I think made it really special.

As you may know (given our previous posts), our family really enjoys super heroes.  Especially the Avengers.  It is something that we all watch and have fun with together.  I wanted to find a way to do that on the mug.  I searched and found some inspiration for creating super heroes out of handprints on the internet and my mind was made up.  All that was left was to decide which heroes to depict.

For (A) the choice was simple, Captain America.  For (E) it was a little more difficult.  At her age (almost 2) I couldn’t be painting too many colors (she curls up her hand or pulls away) it had to be quick.  All of the options I saw were of wonder woman, and batgirl, neither of whom she knows.  Then we had an idea, the Black Widow.  She is an avenger, requires only one color and is a family favorite.  (E) even named her bitty baby Natasha Romanov.

(A) started by writing “Super _(DAD/POP/GRANDPA)____” on each mug in a different color to match each personality.

A little over a month ago I reviewed a class at Fitness Kickboxing NY in Nyack (see review).  I had no idea at that time that I would fall in love with the workout and become a regular, finding time first for once a week, and now twice a week to train.  I feel amazing.  I feel stronger, more confident, and energized.  So much so that I just took the leap and asked Amir to create a food plan for me so that I can finally lose that baby weight.  I have made new friends and found myself a little bit again (I like many other moms, kid of lost myself in my kids).

The Smallest Things…

For the holidays this past year I had a difficult time giving people ideas for things that I “wanted”.  I am 35.  I have two kids.  I have a nice home.  I have a job.  I am happily married.  I have more stuff in my house than you can shake a stick at.  The last thing I “need” or “want” is more STUFF.  So I really brainstormed about what would be perfect.  Updates to the house, decorations that grow with the family…. That is what led me here.

I know its a long way off, but (A) really started school this past year.  He was officially in pre-kindergarten.  He had a school picture taken and everything.  I decided that one thing I would love to do is chronicle the school pictures from pre-kindergarten through senior year of high school.

So I began searching for a frame that fit my description.  Most of them don’t include pre-k I found so my search sent me back to ETSY where I found 2DogsWoodWorking.  They make beautiful stuff.  Although they didn’t stock what I was looking for they made it, and two of them (one for each kiddo, so that they coordinate).  They also made them in record time, because the holidays were quickly approaching.  We let (A) choose the colors for himself and for (E).

They are amazing.  Great quality, not too heavy for the wall, and beautiful.  We have a nice long hallway so that is where I planned to have them go.  I was in search of a meaningful quote to put with them and found this one by www.scribblinsisters.com.

Knowing that the frames won’t be full for quite some time (18 years which I know will fly by too fast).  (A) and I cut some scrapbooking paper to fill the spaces where there are no pictures as of yet.

This was a fun activity for (A) to help with (I did the cutting).

Here is the finished product, I adore it.  I am very excited to have a place to display the school photos as the kids grow.  It adds a little something to the hallway which is otherwise long and narrow.  I look forward to adding to it year after year, I cannot believe there will be a time when all of the spaces are filled. <3

Money Momma: Buying a Home on a Budget

How to navigate the short sale and foreclosure market.

 With springtime comes the home for home selling, buying and shopping!  Tis the season for home selling, buying and shopping! It’s thrilling to picture your family in their new home whether it’s the first time or tenth time, and often times bittersweet to move out of the old home.  I remember the first time we saw our now home in New City.  I fell in love with the big window we have in our kitchen that overlooks the backyard.  I pictured our then 2 year old and 1 year old outside on the swing set (that we would of course put up) and all I could do was smile.  Yes, it’s thrilling!  But it’s also a complex market that can be tricky especially since we are still creeping our way out of the real estate bubble collapse.  Recent housing reports suggest that at least 40 to 50% of homes sold are either short sales or foreclosures. So this month, the Money Momma will address what it means when you come across a home that is a short sale or in foreclosure and some tips on what to expect.

Short sales and foreclosures are actually 2 very different types of home sales/purchases and operate differently.  A short sale is when the owner sells the home for less than what they own on their mortgage.  It’s kind of like using a coupon to pay off the mortgage.  For example, if the bank is owed $300,000 on the mortgage and the owner of the home sells the home for only $275,000, they are $25,000 short.  They can either take $25,000 out of savings, or work with the bank to use their “coupon”, aka the short sale.  The bank is owed $300,000 but will only receive $275,000.  A short sale can actually be a win-win situation for all.  This is different from a foreclosure property in that a short sale property has not been taken over by the bank.  It still belongs to a homeowner.  Short sales are often good price deals for the buyer and can help the seller avoid having to go into full foreclosure. From the buyer’s perspective, you can often expect it to take a longer period of time to close.  In essence, all parties involved are agreeing to take less money so it takes time to work through the details and these types of deals are riskier and can fall through.  From the seller’s standpoint, a short sale WILL ding the credit score but not as severely as a foreclosure.  If you wish to enact a short sale, talk to your bank about reporting the sale to the credit agencies as a full debt payoff.  Sometimes they are willing to work it out.  Buying or selling a home as a short sale is rarely a DIY project.  Make sure you pick a good realtor who has a proven track record with short sale properties.  One such realtor is Sheri Chablis of SOHN Real Estate Corp.  If you have questions about short selling your home and have heard horror stories contact Sheri.  She has become an expert in short sales and can often have them completed in 25 days to 2 months (a fraction of the amount of time it takes most people).

Foreclosure

Foreclosure is different from a short sale in that the bank has taken over ownership of the property.  The bank itself is selling the home and the buyer is purchasing the home from the bank.  Think of foreclosure as a wholesale purchase of a home.  There is no retail middleman.  Losing a home to foreclosure can be a heartbreaking and emotional experience for any person. Before heading into foreclosure, it’s a good idea to meet with your bank about loan modification or the potential for a short sale. If the bank sends a notice of default (typically recorded), that means they have the right to attempt to sell the home at auction or on the real estate market.  As with short sales, a foreclosure home can be a good way for a buyer to pay a discounted price for the home.  However, that discounted price does come with some drawbacks.   We must apply the mantra of “you get what you get and you don’t get upset”.  Foreclosure properties almost always come “as is”.  There is rarely any negotiating for home repairs or updates and sometimes the buyer is not even given the chance to inspect the property before making a bid.  So, while there may be a good amount of money saved on the purchase of the home, that money may wind up being spent on home repairs and bringing the house up to code.  Purchasing a foreclosure home is another project that is rarely DIY.  Only an experienced professional can help navigate the paperwork and find suitable properties that are in relatively decent condition.  However, if a buyer is patient, and has time to search for the right property, they can get an excellent deal in some great areas!

It will be expected of each representative to be able to handle up to five conversations in a very professional and courteous manner, while still capturing the relevant data obtained from the conversations.

As this platform is text based and the customer aspect of the app is for iOS only, the ideal candidate should match the following criteria:

Capable of typing minimum of 45 words per minute, with minimal mistakes.

  1. Comfortable handling multiple tasks at the same time, as you will be talking to multiple customers simultaneously.
  2. Handle pressure with ease.
  3. Rep must be fluent in English and capable of communicating in a friendly, yet professional manner.

Looking for: 6 people in the office for a two-week rotation for a total of 21 participants.
Schedule: One week using the ASAPP interfaces and another will be using competitor’s platforms.
Compensation: $1600.00 for the two-week period, totaling 80 hours and concluding with a survey about your experience using the different platforms.

Being a mom has changed me in so many ways…

Details:

  • Shooting will take place at the Douglas House in Orangeburg, NY
  • April 20th
  • Monetary Compensation as well as a possibility of product samples

REQUIREMENTS

  • We are looking for first time Mom’s, who have had their first child in the last year.
  • The idea here is that Sunday, May 10th is their first Mother’s Day. This is critical.
  • Ages between 21- and 40 years old.
  • Command of the English Language necessary.
  • Comfortable speaking in front of camera, and relatively well spoken.
  • We are looking for real Moms from different backgrounds.
  • No Actors
  • They should be ready and willing to talk about their experiences as a first time Mom, from pregnancy to their first year as a Mom. (they will not be asking any invasive or wildly personal questions, of course!)
  • They should be ready and willing to talk about their relationship with their own mothers.
  • Moms of special needs children are welcome.
  • The final cut will be 5-8 Moms
  • The moms should be prepared to bring a few personal objects of relevance and importance to the video. For example, pictures of their own mothers, or them and their own Mother. Or something their mom gave them that they have now given their own child, like an especially soft blanket or toy. It could be pictures of their child, or from when they were pregnant. Any and all of these kinds of things.
  • Good if moms have their children with them on camera, but will not eliminate them if not.
