RNYM’s Father’s Day Gifts 2015

The Smallest Things…

For the holidays this past year I had a difficult time giving people ideas for things that I “wanted”.  I am 35.  I have two kids.  I have a nice home.  I have a job.  I am happily married.  I have more stuff in my house than you can shake a stick at.  The last thing I “need” or “want” is more STUFF.  So I really brainstormed about what would be perfect.  Updates to the house, decorations that grow with the family…. That is what led me here.

I know its a long way off, but (A) really started school this past year.  He was officially in pre-kindergarten.  He had a school picture taken and everything.  I decided that one thing I would love to do is chronicle the school pictures from pre-kindergarten through senior year of high school.

So I began searching for a frame that fit my description.  Most of them don’t include pre-k I found so my search sent me back to ETSY where I found 2DogsWoodWorking.  They make beautiful stuff.  Although they didn’t stock what I was looking for they made it, and two of them (one for each kiddo, so that they coordinate).  They also made them in record time, because the holidays were quickly approaching.  We let (A) choose the colors for himself and for (E).

They are amazing.  Great quality, not too heavy for the wall, and beautiful.  We have a nice long hallway so that is where I planned to have them go.  I was in search of a meaningful quote to put with them and found this one by www.scribblinsisters.com.

Knowing that the frames won’t be full for quite some time (18 years which I know will fly by too fast).  (A) and I cut some scrapbooking paper to fill the spaces where there are no pictures as of yet.

This was a fun activity for (A) to help with (I did the cutting).

Here is the finished product, I adore it.  I am very excited to have a place to display the school photos as the kids grow.  It adds a little something to the hallway which is otherwise long and narrow.  I look forward to adding to it year after year, I cannot believe there will be a time when all of the spaces are filled. <3

Money Momma: Buying a Home on a Budget

How to navigate the short sale and foreclosure market.

 With springtime comes the home for home selling, buying and shopping!  Tis the season for home selling, buying and shopping! It’s thrilling to picture your family in their new home whether it’s the first time or tenth time, and often times bittersweet to move out of the old home.  I remember the first time we saw our now home in New City.  I fell in love with the big window we have in our kitchen that overlooks the backyard.  I pictured our then 2 year old and 1 year old outside on the swing set (that we would of course put up) and all I could do was smile.  Yes, it’s thrilling!  But it’s also a complex market that can be tricky especially since we are still creeping our way out of the real estate bubble collapse.  Recent housing reports suggest that at least 40 to 50% of homes sold are either short sales or foreclosures. So this month, the Money Momma will address what it means when you come across a home that is a short sale or in foreclosure and some tips on what to expect.

Short sales and foreclosures are actually 2 very different types of home sales/purchases and operate differently.  A short sale is when the owner sells the home for less than what they own on their mortgage.  It’s kind of like using a coupon to pay off the mortgage.  For example, if the bank is owed $300,000 on the mortgage and the owner of the home sells the home for only $275,000, they are $25,000 short.  They can either take $25,000 out of savings, or work with the bank to use their “coupon”, aka the short sale.  The bank is owed $300,000 but will only receive $275,000.  A short sale can actually be a win-win situation for all.  This is different from a foreclosure property in that a short sale property has not been taken over by the bank.  It still belongs to a homeowner.  Short sales are often good price deals for the buyer and can help the seller avoid having to go into full foreclosure. From the buyer’s perspective, you can often expect it to take a longer period of time to close.  In essence, all parties involved are agreeing to take less money so it takes time to work through the details and these types of deals are riskier and can fall through.  From the seller’s standpoint, a short sale WILL ding the credit score but not as severely as a foreclosure.  If you wish to enact a short sale, talk to your bank about reporting the sale to the credit agencies as a full debt payoff.  Sometimes they are willing to work it out.  Buying or selling a home as a short sale is rarely a DIY project.  Make sure you pick a good realtor who has a proven track record with short sale properties.  One such realtor is Sheri Chablis of SOHN Real Estate Corp.  If you have questions about short selling your home and have heard horror stories contact Sheri.  She has become an expert in short sales and can often have them completed in 25 days to 2 months (a fraction of the amount of time it takes most people).

Foreclosure

Foreclosure is different from a short sale in that the bank has taken over ownership of the property.  The bank itself is selling the home and the buyer is purchasing the home from the bank.  Think of foreclosure as a wholesale purchase of a home.  There is no retail middleman.  Losing a home to foreclosure can be a heartbreaking and emotional experience for any person. Before heading into foreclosure, it’s a good idea to meet with your bank about loan modification or the potential for a short sale. If the bank sends a notice of default (typically recorded), that means they have the right to attempt to sell the home at auction or on the real estate market.  As with short sales, a foreclosure home can be a good way for a buyer to pay a discounted price for the home.  However, that discounted price does come with some drawbacks.   We must apply the mantra of “you get what you get and you don’t get upset”.  Foreclosure properties almost always come “as is”.  There is rarely any negotiating for home repairs or updates and sometimes the buyer is not even given the chance to inspect the property before making a bid.  So, while there may be a good amount of money saved on the purchase of the home, that money may wind up being spent on home repairs and bringing the house up to code.  Purchasing a foreclosure home is another project that is rarely DIY.  Only an experienced professional can help navigate the paperwork and find suitable properties that are in relatively decent condition.  However, if a buyer is patient, and has time to search for the right property, they can get an excellent deal in some great areas!

It will be expected of each representative to be able to handle up to five conversations in a very professional and courteous manner, while still capturing the relevant data obtained from the conversations.

As this platform is text based and the customer aspect of the app is for iOS only, the ideal candidate should match the following criteria:

Capable of typing minimum of 45 words per minute, with minimal mistakes.

  1. Comfortable handling multiple tasks at the same time, as you will be talking to multiple customers simultaneously.
  2. Handle pressure with ease.
  3. Rep must be fluent in English and capable of communicating in a friendly, yet professional manner.

Looking for: 6 people in the office for a two-week rotation for a total of 21 participants.
Schedule: One week using the ASAPP interfaces and another will be using competitor’s platforms.

Easter Salt Dough Craft!

Surprise! I love salt dough (chuckle).  It’s true, I have used it a million times, and it’s a great cheap medium for preserving those little miracles.  Why else?  When little (E) puts it in her mouth (and of course she did) I don’t have to freak out because of something being in it.  It’s just flour, salt and water…

 Last year I made Valentines out of their feet in the shape of a heart.  Then for St. Pats I made Clovers out of their hands.  This year I made Hand Print Mittens, and now this!

Let’s review how I do it.

  • 1 cup of fine grain salt
  • 2 cups of flour
  • 1 cup of lukewarm water
  • Cookie Sheets
  • Stepping stone imprint letters, numbers and shapes
  • Oven at 250 for about 4 hours.

Our new first step is to brainstorm together the shapes that we could make.  We needed something Easter Themed so we had an issue.  I had one idea and he had another… so we did both!  (A) wanted to make eggs and I wanted to make Bunnies…. Here is how it went.

As always, they mixed the beginning and I finished it up.  Once mixed each kiddo was given some to play with, some stamps, and a tool to use.

Then we add foot and/or handprints.  For the Bunny we also used the kiddos fingers for the eyes and nose.

Bake in the oven as always 250 for about 4 hours, and prepare for paint.

Simple Silhouettes

Disclosure:  This is an unsponsored post, just a fun, inexpensive craft that also makes a fantastic decoration around the house. 

I love using old ideas.  One idea that I love and actually seems to be making a resurgence on the decorating circuit are silhouettes.   I have recently seen them pop up everywhere.  You can order laser cut ones made from wood and painted (beautiful but super costly), you can send an email with a photo to a professional.  If you are great with Photoshop you can create one there. 

I use an old school method, I have been super happy with so I thought I would share.  I have another project coming up that I plan to make for my mother for Mother’s Day that I will share as it gets closer.

I start by attempting to take a profile picture of the kiddos.  (A)’s has been up for years since I did it when he was super young.  I had made one for (E) too but didn’t like it so I decided to redo it this week.

Once I have it (and it doesn’t have to be good quality a quick cell phone pic will do the trick).  I print it out in the size I desire (both of mine are 8×10).  I trace the outline of the object I am making a silhouette of with either a marker or in this case I used a red pen.

I then tape the photo to a piece of cardstock in the color I want to use.  This paper is available at ANY craft store, I have packages that I keep on hand that have pretty much every color.  I use special paper crafting scissors that are small, have a nice pointy top and are super sharp (Amazon affiliate link here).

Here I am attaching the photo to the cardstock I am using.

Once its cut out I use a standard glue stick to adhere the silhouette to a piece of scrapbook paper that I have chosen (12×12 in this case).

My Father’s Legacy

I lost my father last October.  I’m devastated.  I will always be devastated.  I miss him every day.  I am beyond upset that my children won’t get to know him.  When he passed he left me a small inheritance and although my first inkling was to pay bills with it, my husband urged me to do something meaningful and special to honor his memory.  That’s when inspiration hit.  We had a sun room that was once a special place for us to have coffee or a beer when we didn’t have kids, and was being used as storage once they came.  I wanted to turn it into a playroom for the kids, somewhere my dad could foster their imaginations, and keep them safe.  Here’s the result.  Better late than never, right?

I wanted to use a theme that would remind me of him, something that he loved.  Immediately I thought of photography.  He loved to take pictures. We used to go out early in the mornings and take pictures up at Seven Lakes Drive when he was in town.  I spoke with some friends, and we decided on photography. Photography for kids…not easy.

I knew I wanted there to be an alphabet. I came up with a unique idea while searching pinterest boards.  I wanted to have an alphabet with all different letters, and I wanted important people in their lives to choose, decorate and deliver the letters (see post with letter).

We needed a guest area. So we added a full size pull out couch which is perfect for “camp-outs” for the kids, as well as overnight guests.  I hated the throw pillows.  I found on Etsy this awesome shop  REDS ATTIC that had camera inspired pillows made of fleece, soft and adorable, I ordered a few.  I love the accent, and the kids use them all the time, on the couch, on the floor, and for pillow fights.

The shelves are picture shelves from IKEA that I use for books, they are great, they hold quite a few and are super easy for the kids to access.  I did use heavy duty metal anchors so that they were safe enough.  Above the books I found this amazing painted sign (again on Etsy) by Barn Owl Primitives.  It not only connects the room to photography again, but it really has a mantra that resonates with me, and sounds just like my dad when he had his “deep” moments.

Next to that space is a frame wall where I display the kid’s pictures, artwork, whatever really.  These I purchased from the local craft stores and painted.  I painted clothes pins to match, and glued them on.  I have since been recruited to paint a few for friends, it’s cute and the kids love to look at their own stuff.

Despite the small size of the room, storage was still a real necessity.  I ended up hiring my old soccer coach (who interestingly enough did all of the furniture in my father’s office when he first started out) to make a custom built in.  It needed to be deep enough for (A)’s giant Bruder trucks, and have space for a TV (for movie time, they do not have cable).  It had to be sturdy and easy to clean (it is a playroom).  I love the finished product, it’s perfect.

On the far wall we have a white board and chalkboard (both purchased from Amazon and affordable).  In between there is a galvanized bucket with the chalk and eraser.  I wanted to add another element of photography and was able to find these wooden cameras at Michael’s.  We painted them, placed handprints and then added the kids’ monograms.

There are other little odds and ends, milk crate baskets to hold toys (mostly LEGO’s) from Target, because my husband’s family owned a local milk farm in Rockland.  Toy cameras that my father sent (A) when he was small, and a few special mementos from the kids. 

I love this room.  When the kids are out there I feel like my dad is playing with them.  I feel like he is teaching them, he would have loved to play LEGO’s with (A).  He gets to play with them every day, in a safe and special place that is all their own.  I would like to give a special thank you to all who helped me to make it this wonderful place.  Firstly, to RNYD who encouraged me to do something special with the money, to my step-mother who helped me pick things out from across the country (and got to be the first one to sleep out there, Dad would have liked that).  Thank you to my friends and family who put up with creating letters for my silly letter project. I look forward to so many more years of enjoyment and special times in this amazing space.

My Old House

I bought an old house.  Built in 1952 I wouldn’t really have it any other way.  I have a love/hate relationship with my house.  We bought it because it has amazing bones.  Everything is super strong, well built, it has great size rooms, and a nice large lot.  Since we have moved in we have spent a lot of time updating and personalizing the house.  We have refinished the floors, replaced the windows, updated the kitchen, replaced doors, fixed the landscaping, created a playroom, fixed the front stoop….. the list goes on and on.  I’ve done a lot of work, and I’ve dealt with a lot of contractors.

Although I have done tons of work and learned a lot what I can say is that I haven’t been happy enough with work that was done to have them come back for the next project.  Like so many other families out there I ask for nothing less than to have a great contractor who is available, listens, isn’t put off by a smaller job, and does fantastic work.  Maybe just one who calls back when you need an estimate, or one who would drop everything to come and shovel your roof when you simply post on Facebook that your playroom is leaking… I found that contractor.

This past summer I needed to redo my bathroom.  My ONLY FULL bathroom.  Naturally this scared the heck out of me.  Especially with two small children.  I knew that this had to be a great job because the likelihood that my husband will ever want to do this again is slim to none.  Joe Moore was recommended to me by a friend and I took a chance.  Boy am I glad I did.

I am not completely sure where to begin, but you need to know what we are dealing with here.  My bathroom was PINK AND BURGUNDY from floor to ceiling.  I had a soffit that made showering a cave like experience.  No storage space, and not enough light to put on my makeup, or pluck my eyebrows.  The kicker?  It was built like Fort Knox.  No seriously, the crew was amazed and impressed.  Plaster, cast iron, the works.

It was a gut job.  Joe made sure that the house was protected.  They were clean, without having to be reminded by me or by Joe.  Every person in my house was respectful, pleasant, clean, a specialist in their area, and became like family.  In the two weeks that they were in my home, they showed my son everything that they did with enthusiasm and patience.    They didn’t charge me overtime and overcame obstacles with grace and speed (like when the local store ordered the tub with the drain in the wrong spot and all of the plumbing had to be moved).

The work was excellent.  We were concerned with keeping with the homes quality and construction.  We wanted plaster put back.  He’s got a great guy for that.  I had intricate plans for the tile work, and since it was my only full bath, I wanted it all, granite, crown molding, more light, a nice medicine cabinet.  I will let the pictures speak for themselves.   What I will add is that Joe and his crew went out of their way to make it the bathroom of my dreams.  They did it well, with style, and all the while keeping me and my family in mind.  What’s even better?  Two super important points.  It was affordable ( you should see some of the quotes that I had gotten), and when I had a question about something later on that I wanted to add to the room, I didn’t have to wait a month for Joe to come, check it out, and make it exactly how I wanted it.

Cute as a “Button” family Valentine!

I am not going to lie, I was caught off guard by our snow day.  I always have a craft or something prepared.  This time I was convinced that we were going to have a delay.  My guys are still a little young to be outside all day, especially since today wasn’t nice fluffy snow.  So I had to rummage to find something to make with the kiddos.  I am actually super pleased and we can check one more item off of our never ending “to do” list.  

I prefer to make our Valentines for family than to purchase gifts.  Last year everyone got a Valentine’s Day Salt Dough project.  This year would have to be a little different.  I rummaged around and love what I came up with.  Love that I was able to incorporate a few super important teaching areas as well (the teacher in me never sleeps either).  Here we go.

We started by brainstorming a word associated with Valentine’s Day.  (A) came up with the word “LOVE”.  We sounded it out (Mr. Ric would be so proud of us) and then we spoke about how to write the letters.  He then wrote it at the top of each paper. Since (A) doesn’t love practicing his writing this is a great way for me to get him to do it.

We of course used a hand print.  Which was great because (A) and (E) both pretty much know the deal and how to do this by now.  (A) used red and then we used red and white to make pink, I was out so we had to figure it out.  (A) knew how to do it so it was all his idea ;o).

I had a bucket of buttons in the office (what? doesn’t everybody?).  I pulled them out and some containers as well.  (A) brainstormed the favorite color of each of their “Valentine’s”.  He then sorted the buttons into the containers.  (E) was in on the action too.

Once the prints were dry we drew a heart and glued buttons in the shape.

As they dried we added the year and then put them into 5×7 frames I purchased at a craft store (with a 50% coupon of course).

Complete Family Valentine

As I thought about it I was impressed at how many teaching points we were able to hit in this small and fun project.  We did colors (and mixing), fine motor writing, crafts of course, sorting, pincer grasp, sizes (of buttons), and literacy.  Super proud of my kiddies, and of their home made Valentines!
